  1. The premises are available to you for holiday purposes only for the period stated on the receipt and confirmation.
  2. The property is available from 2 pm on the day of your arrival and is to be vacated by 10 am on the day of your departure, unless prior arrangements have been made and agreed upon by the owner and/or agent. If the premises are occupied past the given times, an extra change will apply. Minimum fee half day charge of the nightly rate.
  3. On vacating, the premises are to be securely locked and the keys are to be left on the kitchen bench
  4. Full and final payment must be made 30 days prior to your arrival date.
  5. Confirmed bookings made less than 30 days prior to your arrival date must be paid in full not less than 48 hours following confirmation.
  6. If for any reason your payment is not received by the due date we reserve the right to cancel your booking and apply appropriate cancellation charges.
  7. In the event that you cancel your booking, for whatever reason, any monies paid are non-refundable unless the premises are rebooked by ourselves or a third party at not less than the rate at which you have made the booking. The Agent reserves the right to apply this condition at its discretion.
  8. Notwithstanding the above a cancellation fee of 12% of all monies paid (plus credit card charges if applicable) will apply to all cancelled bookings. Minimum fee $50.00.
  9. To confirm your booking you will be required to pay not less than 20% of the value of the accommodation booking (plus any tours, hire vehicles or other services) arranged on your behalf by Accom Cairns.
  10. The Agent makes the booking in good faith. However the Agent is not responsible for actions or changes made by the owner or a third party which may impact on the booking and over which the Agent has no control.
  11. Further, The Agent takes no responsibility for descriptions of the property advertised on the web, brochures or any other written material, or verbal information given by the Agent or the Agents staff or associates.
  12. Notwithstanding the above, the Agent agrees to apply every reasonable endeavour to offer you alternative accommodation.
  13. All bed and bathroom linen is provided. Guests are requested to supply their own beach towels.
  14. A change in bed and bathroom linen is undertaken for all stays in excess of 10 nights. Unless otherwise stipulated, the cost of which is included in your quoted tariff. Should you require extra linen services, or extra linen during your stay prior arrangements should be made and the associated costs paid prior to arrival.
  15. Unless otherwise stipulated NO PETS ALLOWED.
  16. As the landlord/agent does not cover your personal belongs under their insurance policy and therefore take no responsibility for any loss or damage of personal belongs in or on the property, we strongly recommend you purchase Travel Insurance.
  17. A telephone is connected to each property. The use of the telephone in most cases is for incoming calls, 1800 numbers and 000 only. It is suggested you purchase a Telstra Phone Away Card.
  18. Reasonable access may be required from time to time, in the event that the property is being offered for sale, for the purpose of inspections with prospective purchasers.
  19. Notification of any breakages, loss, damages or maintenance must be reported to the agent immediately. Any costs associated with the above, caused by you or your invitees are required to be paid for on demand from the agent.
  20. The agent will accept no responsibility for any inconvenience with machinery breakdown. The agent's best endeavours to repair, replace or hire an alternative will be undertaken.
  21. Keys are available from the Agents Office at 127 Sheridan Street, Cairns between the hours of 8.30 am and 5.00 pm (Monday to Friday) or Saturday between the hours of 8.30 am and 12.00 noon. Should you be unable to collect keys during these hours, alternative arrangements need to be made and agreed upon by both parties. The Agent will not be responsible for alternative accommodation or any costs associated with the collection of keys for after hour arrivals.
  22. Additional cleaning required will be charged to the guest at the discretion of the Agent.
  23. Loss of keys or remotes will be charged to the guest at the discretion of the Agent.
  24. In the event that you change your booking, for whatever reason, a minimum fee of $20 will apply. The Agent reserves the right to apply this condition at its discretion.
  25. Strictly NO PARTY policy. Maximum guests permitted onto premises as per total amount of beds. The agent may involve a third party i.e. police, at any time in which they feel necessary.
  26. Any costs incurred by the body corporate, onsite manager, managing agent and the landlord which are associated with your holiday booking, will be charged to you at the Agent's discretion.
  27. Any costs incurred for services provided by the onsite managers of a resort, where Accom Cairns is the managing agent and not the onsite manager for the particular apartment booked by the guest, will be at the expense of the guest. All requests and questions regarding the apartment where Accom Cairns is the managing agent should be directed to Accom Cairns at all times.
  28. Any costs incurred by the agent for after-hours call outs will be charge to the guest, minimum fee $50. i.e. keys locked in property.
  29. Key Collection options:
    Accom Cairns, 127 Sheridan Street, Cairns. Mon-Fri 8.30am - 5.00pm, Sat 8.30am-12.00 noon.
    Caltex 24 hour service station, 131 Sheridan Street, Cairns.
    If car hire or transfers are booked we may able to leave a key pack with the company for collection upon arrival.
Corporate/Short Term Conditions:
